You jack the price, naturally.

“Le Palais Royal”, a 60,000-square-foot, Versailles-inspired compound in Hillsboro Beach, Florida, spent a year on the market without selling at an asking price of $139 million.
A $159 million mansion outside Miami can be yours if you can convince a bank to issue a mortgage – or better yet, if you’ve got that kind of scratch lying around.
The sale of this property may prove to be difficult despite all of its amenities, as local real estate agent Judy Trudel told the Sun Sentinel that a buyer with that kind of capital will be hard to find. Undeterred, the owner made a decision to add a few more lavish appurtenances: a new pool, a go-cart track, an ice rink, bowling alley and an underground nightclub.
– The listing representative is Mayi de la Vega, founder and CEO of ONE Sotheby’s worldwide Realty. “It’s for someone who doesn’t really need to have it, but who basically wants a trophy property”.
– The property sits on 4.4 acres set on the beach between the Ocean and Intracoastal. Once completed, this sprawling manor – dubbed Le Palais Roya – and grounds will hit the market, where the opulent will certainly be charmed by the mansion’s six waterfalls, multiple guesthouses, 3,000 bottle wine cellar, and of course, a door and gate system coated in 22-carat-gold worth $3 million.

According to Forbes, the 60,500-square-foot Hillsboro Beach home is the second highest-priced listing in the nation, behind the 5 million Gemini compound in Manalapan.
